In New Jersey commissions are negotiable. Clients who hire Leaf, Realtors® to sell their property chose the total commission they would like to pay upon the successful sale of their property. We charge 2.5% of the sale price for our fee in marketing the home, and we allow the sellers to chose what commission they would like to make available to the brokerage representing the buyers.

Our pricing analysis relies heavily on our interpretation of objective local market data which becomes strategic by incorporating the market trends at the local, state, and national levels. We keep on top of these trends by investing in news outlets, training courses, and our relationships with local agents but it’s our analysis of these trends that gives you an advantage.
Because we view marketing a home as a collaborative process, we don’t just pick a price for our clients. We walk our clients through our methodology in our pricing analysis and the steps we took in arriving at our price recommendation. Is An Exclusive Listing Right for You?

Q: What’s a Leaf, Realtors®’ exclusive listing?
A: These are properties for which we have been hired by the sellers to find a buyer which we are marketing without including it in a multiple listing system.
Q: Why would a seller list a property as an exclusive listing instead of just putting it on the multiple listing system?
A: An exclusive listing allows a seller to make a home available for sale on a limited basis. This might help a seller address the following concerns:
- Testing the market to determine the proper price
- Limiting disruption to household from showings
- Marketing the property while home-staging projects are completed (i.e., painting, remodeling)
- Testing buyer demand for the property while searching for a new home
Q: What does Leaf, Realtors® do to market its exclusive listings?
A: The scope of the marketing for a particular exclusive listing varies according to the needs of the seller(s). The one thing that all exclusive listings have in common are that they are not featured in the GSMLS. The marketing of an exclusive listing can include everything else a “normal” listing includes (e.g., professional photography, featured position on multiple national & local websites, public open houses, broker open houses, for sale sign) or a seller can choose to not engage any/all of those marketing tools.
Q: Do I need to be represented by Leaf, Realtors® to buy a Leaf, Realtors’ exclusive listing?
A: We make our exclusive listings available to all brokerages. If you are interested in one of our exclusive listings and are represented by a real estate brokerage, please have your agent contact us for more information about the properties that interest you. However, if you are not represented by a real estate brokerage, feel free to contact us directly for more information about your real estate needs.
Getting From Contract to Closing
Once we’ve been successful in reaching an agreement with a buyer to the terms of a purchase contract, there’s a lot of work involved in getting from contract to closing. We understand that the final decision about what to do at each stage of a transaction lies with the buyer and the seller, so we make sure we provide our customers with clear information and professional advice at every step of the process. We have over a decade developing solid working relationships with local agents, attorneys, lenders, appraisers, etc. to help us guide you through:
- contract negotiations and attorney review
- home inspections, including structural, well water, and septic testing
- home inspection negotiations
- mortgage/financing contingencies and appraisals
- final walk-through
- closing (we always attend our closings — even if you don’t!)
